PRE-CONSTRUCTION:
Accurate Preliminary Estimates
Our
first phase goal is to minimize the difference between early cost
estimates and actual contract price. We understand that developers
rely on accurate preliminary budgets to procure adequate construction
financing.
By identifying the Architects' and Owners' vision
early, and applying the known unit pricing of desired items to actual
quantities, we are able to accurately estimate the cost of the project
and identify potential cost savings early. We don't prepare early
budgets based on square footage comparisons to similar projects.
The same philosophy holds true with every line item in our budget.
Our attention to detail and experience in various construction types
reduces the elements of surprise and guesswork, and closes the gap
between conceptual and final estimates.
We prepare accurate
detailed estimates:
· at the conceptual/schematic stage, prior to design development;
· at completion of design development;
· and at 85 percent of the construction drawing milestones,
continually assessing the budget and confirming its accuracy.
